The process begins with a property evaluation by one of our experts who will recommend the ideal price to advertise your property based on the property market, location and features. During this stage, you can set a minimum selling price for your property.
Our agents will then view your property, take photos and provide advice on minor improvements to maximise its potential. Once you’re happy with the evaluation and marketing approach, we’ll upload your property details onto our website and other platforms to ensure maximum exposure. The average selling period ranges from 1 to 6 months depending on various factors.
When an offer is accepted, we’ll draw up a Promise of Sale (known locally as a ‘Konvenju’) which will allow notaries involved to finalise the contract within 3 to 6 months. During this stage, a 10% deposit of the property’s value is required by the notary.
Taxes:
As a seller, it’s important to consider the tax implications of selling your property. If sold within 12 years of acquisition, you can choose from two taxation options: capital gains tax based on selling price less the purchase price and property costs incurred or a 12% final withholding tax on the property’s selling price. Properties owned for over 12 years are subject to a 12% final tax, but this doesn’t apply if the property was your main residence for 3 or more years.
Energy Performance Certificates:
Energy Performance Certificates are also now required in Malta and Gozo. Obtained from your architect, this certificate evaluates the energy usage of your property and must be presented to the notary during the final sale contract.
